What is a home inspection?

A home inspection is an objective visual examination of the physical structure and systems of a home, from the roof to the foundation. Defects or problems or may not be apparent to the buyer or seller. A home inspector may recommend further evaluation of defects that are found. Home inspectors are not permitted to perform any destructive testing.

When do I call an inspector?

Most inspectors prefer to be called after you are out of attorney review. At Best Choice Inspections we recommend calling once you have signed the contract. We can explain the process and quote a price then as soon as your attorney advises that you are out of attorney review, we can schedule your inspection.

Is this a pass/fail test?

NO. A home inspection is an examination of the current condition of your prospective home. A home  inspector will not pass or fail a house, but rather describe its physical condition and indicate what may need major repair or replacement.

How long does a home inspection take?

The time a home inspection takes all depends on the size and condition of the house. The average inspection takes between two and three hours.

Do I need to be present during the inspection?

I always recommend my clients attend the home inspection. The information included in the report is not the same as seeing any issues or defects in person. Any issues that are found will be seen first hand and be explained while answering your questions. The inspection is also a great time to learn details about the systems in your new home prior to moving in.

What if I have a question after the inspection?

I encourage my clients to ask question both during the inspection and after. I take questions all the time over the phone and through email. Sometimes the questions require me to refer to the report. I usually do not have access to past reports while I am on the road conducting inspections. I will get back to you with an answer as soon as possible.

When will the inspection report be available?

Best Choice Inspections usually emails the report within 24-48 hours. When radon tests are conducted the test canister must remain in place for at least 48 hours. The report will be sent as soon as the results are available.

Is a home inspection required?

New Jersey does not have a requirement to have a home inspection. Some lenders will require an inspection. Home Inspections are highly recommended to help make you the buyer aware of any issues that may not be obvious. Issues that the seller and buyer are not aware of are very common. The home inspection cost is minor in comparison to the cost of the home purchase or the issues that may be found.

What does a home inspection cost?

Best Choice Inspections bases a home inspection price by the individual home and its square footage. However, do not let cost be a factor in deciding whether or not to have a home inspection, or in the selection of your home inspector. The knowledge gained from an inspection is well worth the cost, and the lowest-priced inspector is not necessarily a bargain.

What Type of Inspection Report is Supplied and How Long Does it Take to Submit?

The report will be a narrative style report with photos. The report is normally complete within 24 hours of the completion of the inspection.
